You’ve decided to sell your home. Congratulations. Just as purchasing a home is an exciting milestone in people’s lives, so too is selling the property you’ve invested in as you move on to the next chapters in your life.
Making the decision to sell is a giant step in itself and likely wasn’t done lightly. What follows is a lot of planning, cleaning, and preparations to help other potential homebuyers see the same value in it that you have over the years.
Here are some of the first steps you should take to get your home ready to sell:
CLEAN
While you may have kept the floors swept and kitchen counters clean, you need to do a lot more scrubbing when you’re preparing to sell. Decluttering your accumulation of stuff over the years, while sentimental to you, is important. You need to "take your home out of your house." Things like walls filled with pictures or décor items filling the living room can deter potential buyers who have a different idea for your space. Take the time not only to declutter and clean every crevice but consider renting out a storage unit and taking out most of the contents of the home (you’ll need to move them eventually anyway). Leave as much open space as possible for buyers to see the full potential and use staging techniques to keep the house feeling “homey.”
If your mopping and dusting skills aren’t at the expert level you may also want to call in a professional cleaner to do one big cleanup of those spaces you weren’t even aware needed cleaning. Don’t neglect the outdoors either. Your first impression is made right from the curb as buyers pull up to the house.
UPDATE
After everything’s been cleared out and cleaned up, you may discover there are broken and worn elements in the home that can easily be replaced and not become something small to deter buyers. Or, there may be larger projects you didn’t get to, like updating the bathroom tile or the lighting fixtures from 15 years ago. It depends what your plans are for your asking price and the type of buyer you’re looking to attract. The newer, cleaner and more modern space, the easier it will be for eager buyers to envision signing on the dotted line and moving right in.
