To be approved for financing, creditors will look at things
like your debt-to-income ratio, which determines how much income you’ll have
coming in to pay for your home versus what you owe to other debtors. Your
credit score and past financial history will play a role in some of those
approval processes so it’s always a good idea to check those scores and ensure
you’re in good standing. Keep in mind as you plan your budget that you’ll also
still need money for emergencies, utilities, repairs and other personal needs
throughout the year.
Inspections
Having inspections done on a home is a critical element once
you’re serious about buying a property. Select a home inspector who has good
ratings and who will do a thorough job of checking the home for possible issues. Buyers can usually ask for reduced pricing
based on what repairs are going to be needed and an inspector could even find a
serious issue you otherwise wouldn’t have known about like something structural
that makes the home not worth buying.
Negotiations
One of the more critical things you’ll need to keep in mind in this process is that negotiations will need to happen. Working with a realtor who knows the local market and has skills in the home buying process will be a key ingredient to getting you into your new home as efficiently as possible. Skilled agents know the terminology and work directly with the seller’s agent to ensure both parties agree and are ready for the transaction when it’s time.
